General Contracting
The General Contracting method is a traditional method of construction that Setterlin has utilized since 1935.  It's based on the theory that the best and most economical way to construct a building is to chose an architect and then select a contractor through a competitive bid process.  This method is recommended for owners with a permit set of drawings who are ready to mobilize construction. 

Construction Management (CM)
In the Construction Management approach Setterlin oversees the entire building process on behalf of the owner and becomes a partner in the process.  In our experience, an effective CM works with the architect and engineers during the design phase, offering value engineering ideas on an ongoing basis.  Once construction begins, the effective CM acts as a General Contractor (GC), continuing a partnership with the architect and owner to complete a successful project. 

Design Build
In the Design Build approach, Setterlin acts as the single point of contact and manages the architect and engineers on your behalf.  Our clients choose the design build approach because of our ability to develop a cohesive team and manage the process from beginning to end.  This method is recommended when cost and schedule are the most important factors.
